Miami Lakes Lanai Sunrooms & Patios is a licensed sunroom contractor serving Miami Lakes, FL and surrounding communities. Our services include sunroom additions, patio enclosures, screen room installation, solarium installation, sunroom remodeling, and related construction and design services for residential properties. All services are subject to a written contract executed between the customer and Miami Lakes Lanai Sunrooms & Patios prior to the commencement of any work.
Free estimates are provided as a courtesy and are not a binding commitment on either party. Written estimates are based on information available at the time of the estimate and are subject to change if site conditions, project scope, material costs, or other factors change before a contract is signed. An estimate is not a final contract. Final pricing is confirmed only in a signed written contract. We reserve the right to revise an estimate if the scope of work changes after the estimate is issued.
Scheduling of work is subject to availability, permit timelines, and other project-specific factors. We will provide a written project schedule when a contract is executed. Timelines may be affected by weather, material availability, permit review periods, HOA approvals, or other circumstances outside our control. We will communicate any schedule changes to you promptly.
Cancellation policies - including any applicable deposits and refund terms - are outlined in the written project contract. Cancellation of a signed contract may result in forfeiture of the deposit, as specified in that contract.
Payment terms are set forth in the written project contract. Typically, a deposit is required at contract signing, with additional payments due at specified project milestones and the final balance due upon completion. We reserve the right to pause or stop work if a scheduled payment is not received. All payments are due in accordance with the payment schedule in the contract. Late payments may be subject to a late fee as specified in the contract.
Miami Lakes Lanai Sunrooms & Patios is responsible for obtaining all required building permits for contracted work, unless otherwise specified in writing. The customer is responsible for obtaining any required HOA approvals before construction begins. Permit fees are included in the project contract unless noted otherwise. The customer agrees to cooperate with the permit and inspection process, including providing access to the property as needed.

Any warranty on labor and materials will be set forth in the written project contract. The Site and any information provided on it are offered "as is" without warranty of any kind. We make no representations about the accuracy, completeness, or suitability of any information on the Site.
Manufacturer warranties on materials and products installed are passed through to the customer to the extent permitted by the manufacturer. Miami Lakes Lanai Sunrooms & Patios is not responsible for manufacturer warranty claims and does not extend or modify any manufacturer warranty.
To the fullest extent permitted by applicable law, Miami Lakes Lanai Sunrooms & Patios shall not be liable for any indirect, incidental, consequential, or punitive damages arising out of or related to your use of the Site, any information provided on the Site, or any services we perform. Our total liability to you for any claim arising from services performed shall not exceed the amount paid to us under the applicable project contract. Nothing in these terms limits liability for damages caused by gross negligence or willful misconduct.
All content on this Site - including text, images, logos, and design - is the property of Miami Lakes Lanai Sunrooms & Patios or its licensors and is protected by applicable intellectual property laws. You may not reproduce, distribute, or use any content from this Site without our prior written permission.
In the event of a dispute between you and Miami Lakes Lanai Sunrooms & Patios, we encourage you to contact us first to attempt to resolve it informally. If informal resolution is not possible, disputes shall be resolved through binding arbitration in Miami Lakes, FL, in accordance with the rules of the American Arbitration Association, except that either party may seek injunctive or other equitable relief in a court of competent jurisdiction. The prevailing party in any such proceeding shall be entitled to recover reasonable attorneys' fees and costs.
These Terms and Conditions are governed by and construed in accordance with the laws of the State of Florida, without regard to conflict of law principles. Any legal proceedings not subject to arbitration shall be brought exclusively in the state or federal courts located in Florida.
We reserve the right to update or modify these Terms and Conditions at any time. When we do, we will revise the effective date at the top of this page. Continued use of the Site or engagement of our services after changes are posted constitutes your acceptance of the revised terms.
